From the A19 (York or Selby):
Approaching from the South (Selby) take the right turn onto the A163 (NOT the first right onto the A63). Follow the road for approximately six miles, through the village of North Duffield and crossing the River Derwent before the village of Bubwith. Continue through the village until you reach the crossroads adjacent to the Rix Garage, turning left onto the B1228 (signposted York). Proceed a further two miles, passing the Oaks Golf Club & the Aughton crossroads. After the long straight there is a series of bad bends before taking the right turn into Shortacre Lane.
From the M62 motorway:
Leave the motorway at Junction 37 (Howden). At the round about take the second exit, proceed to the next round about and take the second exit (straight ahead). At the final round about take the first exit and then follow the road, past the school, until you reach the right turn onto the B1228 York road. After five miles at the crossroads at Bubwith, continue straight ahead (past the Rix garage) for a further two miles, passing the Oaks Golf Club & the Aughton crossroads. After the long straight there is a series of severe bends before taking the right turn into Shortacre Lane.
Join the B1228 just off the A1079 at the A64 round about. Follow the B1228 through the villages of Elvington & Sutton on Derwent, taking care to stay on the B1228 by turning right at Rossmoor Garage, before you reach Melbourne. A further two miles and you stay on the B1228 passing the two right turns that take you into Ellerton village and turn left into Shortacre Lane.
Follow the lane down (which becomes Bowland Lane at the S-bend) bearing right at the next junction onto Ruddings Lane and continue past two properties and Rosewood Farm is clearly signposted at the double wooden gates on the right hand side.
